Booking terms and conditions Villa Verde

Reservations

How nice of you to come and spend your holidays with us. You have already checked availability with us and received the booking form from us. In order to initiate the booking, the booking form needs to be completed and signed. By doing so, you also agree to the booking conditions in this letter. The booking is final once we have received the signed booking form in return and a deposit of 30% of the total rent has been paid at the same time.

The remainder of the amount we request you at the latest 6 weeks before the start of the rental. This amount is increased by a deposit of € 200 and the cost of the final cleaning of € 150. An interim cleaning with change of linen for a stay of e.g. two weeks is possible in consultation at a cost of € 50.

When booking less than 6 weeks before arrival, the entire holiday price must be paid at once. The deposit will be refunded within 48 hours of the end of the booking period after deduction of any unexpected damage.

Sometimes, unfortunately, it happens that the final payment is not made on time. This puts you in default. We will always remind you by e-mail, because forgetting is human. You will then still have the opportunity to pay the amount due within 3 working days. If this payment is still not made, the agreement is deemed to have been cancelled on the day of default. As lessors, we shall then be entitled to charge the cancellation fees due. In this case, the monies already paid will be offset against the cancellation fees.

Cancellation policy

We advise you to take out cancellation or travel insurance. In the unlikely event that you have to cancel, you can claim this insurance if you have a valid reason.

In fact, we apply the following rules regarding a cancellation;

  • You pay for cancellation up to 6 weeks before the day of arrival: 30% of the rent.
  • You pay for cancellation from 6 weeks before arrival to the day of arrival: 100% of the rent.

Arrival and departure

On the day of arrival, you can move into the property from 16:00. We ask you to arrive between 16:00 and 19:00. It can always happen that you arrive later than expected due to unforeseen delays. In that case, please call +3161594 8818 or +39 327 2939 236. Any change in arrival date and estimated time should be reported to us, the landlord. If the delay is not reported in time, we as the lessor cannot be held liable for the consequences.

On the day of departure, we ask you to leave the property by 10:00 am. Please dispose of your rubbish in the appropriate containers in the car park by the cemetery towards Loro Piceno. Info on rubbish collection can be found in our housebook.

Number of persons

A reservation is valid for the number of persons indicated on the reservation confirmation. It is not allowed to occupy or use the accommodation with more than 4 adults. Each person must be registered with us as a (co-)tenant before the start of the rental period. The landlord may refuse extra persons or admit them against payment.

Bed linen and towels

This is included in the rental price. Pool and/or beach towels you should bring your own as a tenant.

  Usage general

  • There is a barbecue at the house that you can use. This should be cleaned before leaving the house. Bear in mind that you will be staying in a wooded garden. Flying sparks can quickly cause a fire in the dry season.
  • While the use of water and electricity is included, we ask that you use these sparingly.
  • Villa Verde has a septic tank. A septic tank is a water purification system that treats sanitary and household wastewater and sewage biologically. Use of chemical cleaning agents (chlorine, for example) is therefore not allowed. Needless to say perhaps, but wet wipes, cotton pads, facial cleansing wipes etc. are allowed not be flushed down the toilet.
  • In Le Marche, strict waste separation regulations apply. The tenant must ensure waste separation as indicated on the waste containers. The tenant is liable, without judicial intervention, for all fines, costs, damages suffered by the landlord for non-compliance with the instructions around waste separation. The commune carries out regular spot checks. In the house you will find a house book with all the collection days and collection points for the waste
  • A number of cameras have been hung for security reasons. Only the camera towards the road are active during the rental period and are not focused on the area to be rented out. Other cameras present are offline or are dummy cameras during the rental period.

 Cleaning

  • The house should be found clean and tidy. If this is unexpectedly not the case, we ask you to notify us/the landlord immediately. We will take care of this immediately. If not mentioned until later, we can unfortunately do nothing more for you.
  • Upon departure, the tenant should at least ensure that crockery etc. is left clean and rubbish is put in the appropriate containers.
  • Smoking is not allowed in the flat
  • We reserve the right to deduct an additional amount from the deposit if the above conditions are not met.
  • Final cleaning is €150 regardless of the duration and number of persons.

 Cot/high chair

If a cot/chair is required, it should be requested in advance. There is no charge for this.

 Pets

Unfortunately, pets are not allowed in our flat, regardless of their size or friendliness, due to possible allergies in subsequent guests.

 Liability/ complaints/ damages

  • The tenant and other users are fully liable for all damage caused to the house, swimming pool, inventory and all items belonging to the rented object during the rental period in question, unless the tenant and other users can make it plausible that the damage cannot be attributed to them. We therefore advise you to thoroughly inspect the holiday home and its inventory for defects and shortcomings upon arrival. If you notice any damage or defects, please report this to us immediately.
  • We / the landlord accept no liability for theft, loss or damage of or to property or persons of any kind during or as a result of the stay at Villa Verde. The lessor accepts no liability for construction activities on the access and main roads in the vicinity of Villa Verde. The lessor accepts no liability in the event of failure or rendering inoperative technical equipment, utilities, non-functioning or partial non-functioning of the internet and loss of water pressure.
  • The costs of normal maintenance and repair of defects shall be borne by the landlord. If defects occur, the tenant must notify the landlord immediately. Any costs incurred by the tenant in this connection will be refunded to the tenant by us against submission of itemised bills.
  • Should you still wish to make a complaint, it should be submitted to the us, landlord, in writing and with reasons within 14 days of leaving Villa Verde.

 Swimming pool

Once the temperature rises and weather conditions permit, the pool is open from 15 May, the pool closes again on 1 October. Outside this period by arrangement.

Use of the pool is entirely at your own risk. It is not allowed to dive into the pool as it is only 1.40 m deep. In and around the pool, it is strictly forbidden to use glassware.

Rural influences

The accommodation is rural and surrounded by vineyards/olive groves and farms. This means that agricultural implements are used from time to time by farmers on the land surrounding the house. Thus, insects may be present. Therefore, make sure to take good protection and an after-bite.
Furthermore, in the fields around the house you can see traces of animals and with some luck the animals themselves such as foxes, wild boars and deer. Therefore, make sure no rubbish is left outside.

 Tourist tax

The prices shown do not include the compulsory tourist tax. As yet, this is not levied by Loro Piceno.

We realise that booking conditions are never the most fun part of booking a holiday. We'd like everything to be clear before you travel, so there are no unwanted surprises. We hope you are going to have a great time at Villa Verde.
